8-Unit Multifamily Asset Trades at $840,000, Presenting Significant Value-Add Opportunity
The Unique Apartment Group (UAG) of Unique Properties, Inc. / TCN Worldwide is pleased to announce the successful closing of The Hilltop Apartments, located at 10527 W 6th Place in Lakewood, Colorado. The property sold for $840,000, $105,000 per unit, representing a current cap rate of 4.65% and a pro forma cap rate of 8.02%.

The Hilltop Apartments is an eight-unit, two-story brick building constructed in 1971, featuring seven one-bedroom units and one studio. The property was owned and operated by Jefferson Center for Mental Health and functioned as naturally occurring affordable housing with no deed restrictions encumbering the asset.
The property transferred in excellent physical condition with little to no deferred maintenance, giving the new ownership a strong foundation to execute a value-add strategy centered on unit renovations and aligning rents with prevailing market rates, a compelling opportunity given the significant gap between current below-market rents and comparable units in the immediate Lakewood submarket.
