The subject property, Golden Overlook, is a sprawling parcel of commercial land comprised of over 27 Developable Acres located in the picturesque city of Golden, Colorado with a unbelievable views, a highly visible and well-known location at the Southeast Corner of I-70 & C-470. The property offers direct access to the Rocky Mountains, Downtown Golden, 6th Ave, I-70 and all of Denver Metro Area.
This significant transaction was arranged by Brett MacDougall and Michael DeSantis of Unique Properties on behalf of the Seller, JC Three Development. The property was under contract for most of that period, with buyer activity staying strong through that time; a testament to the robust interest it garnered from an array of prospective developers. “The property's intrinsic value was elevated by its dual zoning, allowing for both residential and commercial projects. This unique feature helped generate significant interest from multiple developers who recognized the property's potential to transform the local landscape. Ultimately a buyer with the desire to stay within residential development surfaced, which aligned perfectly with the property's platted potential for 92 homes.” MacDougall added.
The Seller of the Property, Jim Blumenthal, of JC Three Development, celebrated the culmination of a journey spanning over 25 years. Blumenthal's visionary ownership was not without challenges, as the property became a focal point for local neighborhood groups' impassioned protests against development. The property's significance as "The Gateway to the Rockies" magnified its role in the community's fabric, making the sale a watershed moment for all involved.
