Fully Leased, Class-A Industrial/Flex Property w/ I-25 Frontage Sells for $11 Million in Castle Rock

Brett MacDougall and Michael DeSantis, Vice Presidents, with Unique Properties, Inc. / TCN Worldwide, represented the Buyer in this transaction. The Buyer, an investment firm out of Los Angeles, was in a large 1031 exchange and was looking to expand their industrial/flex portfolio in the Colorado Market. The Seller, a local owner/investor, built the property in 2014 for his business and will remain in a portion of the building for at least the next 5 years post-closing. Over time, the Seller, has leased out the remaining suites in the building to various local and regional tenants, offering the buyer a rare multi-tenant industrial investment opportunity with prominent I-25 Frontage.

“The Buyer was attracted to not only the overall quality of the construction, but the ease of the NNN leases and the prominent highway frontage/signage on Interstate 25 that the building offers” Michael DeSantis noted. The property is comprised of two (2) high-clear warehouse buildings, totaling 43,000 SF, and sits on 3.74 acres; located well within the path of development that is ongoing within the City of Castle Rock, which presented a tremendous amount of upside to the Buyer down the road.

“As the industrial investment market continues to tighten, our Buyer was thrilled to be able to acquire such a functional and prominent asset within the Castle Rock area” MacDougall added.

Tenants within the property include Napa Auto Parts, MailMyStatements, Pacific North, and the ConneXionSpot.
