1275 Tremont is a rare, small format freestanding commercial property in the heart of Downtown Denver. Offering over 2,000 SF of usable space and a large parking lot, the property appealed to many office and retail users in the Central Denver Market. The property has previously been used as several other financial institutions, with occupants including the Women’s Bank of Denver and Colorado Biz Bank, among several other traditional retail uses before this. The property had a multitude of highly desirable attributes, including, a built-in drive-thru lane, permissive D-C zoning, high visibility from the heavily trafficked Colfax Avenue, and an incredible location with proximity to several of Denver’s municipal buildings among all other downtown amenities.
The property attracted a great deal of activity throughout the course of our listing; however, we ultimately chose a local financial institution who was able to utilize the building the way it sat. The Credit Union of Colorado will use 1275 Tremont as their new downtown retail location.
