SW Neighborhood Centers III, LLC (SWNC III), an affiliate of Commercial Real Estate firm Shannon Waltchack (SW) acquired The Vintage Center a 29,483 SF multi-tenant neighborhood retail center located in the Woodlands-Sugar Land area of Northwest Houston, TX, the fifth largest MSA in the country. This property is SWNC III’s second acquisition since launching earlier this year. SWNC III is Shannon Waltchack’s third private real estate fund, which focuses on unanchored retail strip centers across the United States.
“Our team is delighted to secure our inaugural asset in the Houston market, and we’re on the lookout for more retail strips in the area. Hurricane Beryl presented some difficulties, but thanks to the outstanding cooperation from both the broker and the seller, we successfully completed the transaction,” said SW Partner Derek Waltchack.
Located at 10300 Louetta Road, The Vintage Center is currently 100% occupied, surrounded by a dense, affluent population, of 7.2 million. The Vintage Center has excellent visibility along Louetta Road which serves roughly 33,000 vehicles per day. The shopping center has a strong history of high occupancy with 12 units, including First Community Credit Union, Vintage Smile Family Dentistry, Chicken Salad Chick, Memorial Hermann-GoHealth, and Trademark Salon.

Shannon Waltchack launched its third fund, SWNC III, in February 2024, continuing its proven strategy of acquiring neighborhood centers across the country. This launch was significant, marking SW’s first partnership with an institutional partner, a $10 billion+ university endowment.
Shannon Waltchack entered the Texas market in July of 2022, by adding Borgata Shopping Center, a 46,619 SF shopping center in Midland to its portfolio. The strategy for SWNC III remains focused on acquiring properties occupied by service-oriented tenants in dense, affluent communities.
