Pacific Coast Commercial Completed The Off-Market Sale of Two Industrial Properties for $4,150,000.

Ken Robak and Nick Mane of Pacific Coast Commercial are pleased to announce the off-market sale of two (2) properties, located in unincorporated San Diego County: 2555 Sweetwater Springs Blvd and 10642 Willie Baker Way, Spring Valley, CA for sale price of $4,150,000

The first property is 2555 Sweetwater Springs which has an approx. 20,000 sq. ft. industrial building and is situated on an approx. 1.08-acre parcel. The second property, 10642 Willie Baker Way is an approx. 0.30 acre outside storage yard. The properties are situated across the street from one another and between both properties there were a total of nine (9) tenants.

Both properties are zoned M58 (High Impact Industrial) which is an advantageous heavy industrial zone that allows for a wide range of uses and outside storage by right.

Ken Robak of Pacific Coast Commercial stated, “M58 (High Impact Industrial) zoned properties rarely trade in San Diego County. This sale was a true win-win, where the Buyer acquired a key asset for their portfolio and the Seller was able to 1031 exchange into multiple properties and diversify their portfolio.”

Nick Mane at Pacific Coast Commercial went on to add, “At $208 per square foot, this sale is one of, if not, the highest in this submarket.”
