Moody Rambin Announces Several Recently Completed Transactions

 WAREHOUSE SALE – An undisclosed buyer purchased 5800 Clinton Drive in east Houston. The property is a 135,296 square foot warehouse sitting on 8.00 acres of land. The buyer represented itself, while Zack Taylor with Moody Rambin represented the seller, a Houston-based business owner. 

WAREHOUSE SALE – An undisclosed buyer purchased 8850, 8858 and 8862 North Loop East in east Houston. The properties combine for a total of 43,140 square feet with 2.96 acres of land on 610 frontage and McCarty. The buyer represented himself, while Sam Rayburn, Jim Autenreith and Lawton Anderson with Moody Rambin represented the seller, Luka 88, LLC and another undisclosed seller. 

MIXED-USE SALE – An undisclosed buyer purchased Bayside Center; a mixed-use property located at 4002 Broadway Street. The buyer represented itself, while Stephen Ghedi and Jim Autenreith with Moody Rambin represented the seller, a Houston-based LTD. 

WAREHOUSE/OFFICE LEASE – S&P Wholesaling leased 14,750 square feet at 4240 Lockfield Street. The warehouse/office space is in northwest Houston off Highway 290 at W 43rd Street and Lockfield Street. Sam Rayburn and Jim Autenreith with Moody Rambin represented the owner during negotiations. 

WAREHOUSE SUBLEASE – Maxum Enterprises, LLC subleased 16,730 square feet at Deer Park I, located at 4424 Underwood Road in La Porte, Texas. Zack Taylor with Moody Rambin represented the subtenant during negotiations, and Patrick Rollins with CBRE represented sublessor. 

WAREHOUSE LEASE – IronRod Steel, LLC leased 9,500 square feet at 8122 Hillsboro Street in east Houston. Lawton Anderson with Moody Rambin represented the tenant during negotiations. Clay Pritchett and Zane Carman with NAI Partners represented the building owner during negotiations. 

INDUSTRIAL TENANT REPRESENTATION – My Favorite Quilt Store LLC leased 7,500 square feet at 1240 Wilson Road Court in Humble, Texas. Olesya Korneva with CXRE LLC, represented the building owner, Clapp Properties LLC. Joshua Marcell and Ryan Fassett with Moody Rambin represented the tenant in negotiations. 

OFFICE LANDLORD REPRESENTATION – Houston Metropolitan Dance leased 8,010 square feet at the Museum Plaza Building. The property is located at 4916 Main Street in the South Main/Medical Center submarket. Kurt Kistler and Kevin Nolan with Moody Rambin represented the building owner, Kozadinos Interests, LTD during negotiations. 

OFFICE LANDLORD REPRESENTATION – SCOR Reinsurance Company leased 5,805 square feet at Town Centre One, located at 750 Town & Country Boulevard in west Houston. Bob Cromwell and Kevin Nolan with Moody Rambin represented the building owner, Moody Rambin, during negotiations. David Husid and Merrill Roth with Newmark Knight Frank represented SCOR Reinsurance Company during negotiations. 

Additionally, USP Houston leased 4,049 square feet at Town Centre One. Nelson Udstuen with CBRE represented USP Houston during negotiations. 

OFFICE LANDLORD REPRESENTATION – Corbet K. Eillson, DDS leased 4,187 square feet at the Shadow Creek Business Center I in Pearland, Texas. The property is located at 11233 Shadow Creek Parkway at Highway 288 and Shadow Creek Parkway. Kurt Kistler and Kevin Nolan with Moody Rambin represented the building owner, ZT Shadow Creek Partners during negotiations. Sewell Legal Practice, PC represented the tenant during negotiations.
