Forte Real Estate Partners Completes Five Healthcare Leases Totaling Nearly 40,000 Square Feet

Forte’s Principal Steve Brown and Vice President Katie Trevena recently represented three healthcare clients in five new leases totaling nearly 40,000 sq. ft.

  • Skin Rejuvenation Clinic moved from 7,567 sq. ft. in Southdale Medical to a new 10,000 sq. ft. highly visible location on the ground floor of France Place, 3601 Minnesota Dr, Suite 100, Edina. The new location offers easy first-floor access for patients, updated interior design, and enabled them to remain in Edina. The renovation and relocation, which were managed by Forte’s Wally Tufvancer, were completed at the end of July, when the clinic began operating out of the new space. The team worked with the clinic’s ownership to assess location options, represent them in negotiations with building landlords, and then manage the move and remodeling of the new clinic location.

  • Obstetrics, Gynecology & Infertility (OGI) and Maternal Fetal Consultants worked with Forte Real Estate Partners advisors Steve Brown and Katie Trevena on two recent leases to expand the group’s growing women’s health platform in Maple Grove and Edina. Both clinics are a part of Infinite Health Collaborative (i-Health), a collaborating group of local medical practices, independently owned and led by physicians.

    • In Maple Grove, OGI expanded their current clinic at Grove Health, 9550 Upland Ln N, Maple Grove, by 30% to 9,250 sq. ft. The 42,498 sq. ft. medical office building was originally developed by Ryan Companies and is 100% leased.

    • In Edina, Maternal Fetal Consultants opened a new 3,000 sq. ft. clinic in Southdale Medical Office Building. Southdale Medical Center, a three-building medical office complex totaling approximately 420,000 sq. ft., is connected by tunnel to Fairview Southdale Hospital in Edina. 

“The challenge in identifying options is that availability on or near hospital campuses varies depending on the hospital campus. Some campuses have limited options available, while others have significant vacancies that present unique opportunities for clinical providers seeking space. Both clinics are located in well-managed buildings that are familiar to OGI’s patients,” said Brown, principal - Forte Real Estate Partners.

  • Retina Consultants of Minnesota (“RCM”), an independent eye practice specializing in the medical and surgical treatment of eye disorders involving the retina, macula and vitreous, announces the expansion of two clinic locations in Blaine and St. Cloud. Both clinics are expanding due to the addition of physicians to accommodate their patients.

In St. Cloud, RCM is relocating from 4,000 sq. ft. in the Midsota Building to an expanded clinic of 8,780 sq. ft. in the Granite Corporate Center, which is scheduled to open in October 2024. Similarly, in Blaine they are relocating the existing 4,000 sf clinic to the Blaine Medical Center into an expanded 8,000 sq. ft. clinic, which will open in November 2023. RCM now has seven clinics in Minnesota.

Scott Heintzeman, Chief Operating Officer at RCM, said, “We have worked with Steve since 2018. He has assisted us in establishing a full-service project team including design, construction and legal review that understands RCM and its unique needs. This allows RCM to evaluate options in any market and execute upon them once a site is selected.”
