985 Wakefield | Moody Rambin Retained to Lease Vacancy in Garden Oaks

Chris Ochterbeck with Moody Rambin’s Industrial and Investment Services division has been retained as the exclusive leasing agent for a freestanding retail property that once housed one of Houston’s first craft brewery spots in town. The property is located at 985 Wakefield Drive and was formerly home to Petrol Station.

985 Wakefield is comprised of two buildings sitting on a 0.52-acre lot. The primary building is 1,217 square feet of freestanding retail with a restaurant and bar buildout. The building was originally a neighborhood gas station, where then it was refurbished into a café that includes a commercial kitchen with grease trap, vent hood, fire suppression and walk-in cooler. The secondary building, a 1930’s original home, imparts additional covered and enclosed area for expanded operations.

Located on a corner lot at Wakefield Drive and Golf Drive, and adjacent to American Legion Park, the property sits in the heart of Garden Oaks. Surrounding median household income ranges from $130,000 to $180,000+. The average vehicles traveled per day is +/- 2,300.

The owners are looking forward to a new family-friendly establishment being the next staple in the community. For more information about this property or leasing inquiries, please contact Chris Ochterbeck at (713) 773-5500.
