PW Commercial/TCN Worldwide Closes Two Very Significant Deals in the Chicago Market

Both ranking in TCN's Top Ten Member Deals for the first quarter, Ed Wabick SIOR, Terry Lynch SIOR, and Marc Hale of PW Commercial closed two significant deals in the Chicago marketplace.

The Team brokered the last last-mile facility near downtown Chicago and facilitated the sale of a 550,391 SF building on 33.5 acres located in an opportunity zone in East Chicago Indiana.

Ed Wabick SIOR, Terry Lynch SIOR, and Marc Hale represented the Seller, Pilsen Campus, LLC, in the disposition of a 67,666 SF terminal building on 13.5 acres located at 2300 S. Throop Avenue in Chicago, Illinois. Fully renovated in 1998, this truck-terminal building provides immediate access to I-90/94 and I-55, plus downtown Chicago.

“The industry tends to blanket the term “Last-Mile”, so in this case the Throop property represents a true “Last-Last Mile” opportunity for companies looking to service Chicago’s densest population centers. We look forward to securing future tenants that can take advantage of all the unparalleled amenities this one-of-a-kind asset has to offer” said Ed Wabick, Principal of PW Commercial.

PW's Ed Wabick SIOR, Terry Lynch SIOR, and Marc Hale also brokered the disposition of a 550,391 SF building located at 4407 Railroad Ave in East Chicago, representing the seller.

The property is fully leased to three tenants, is rail-served, has over 9 acres of excess land ready for development, and is located in an Opportunity Zone.

Ed Wabick, a Principal with PW Commercial stated, “This transaction represents one of the largest investment transactions in Northwest Indiana in recent years. Due to the fact that the property is located a few miles from the Illinois border, occupied by manufacturing tenants with significant infrastructure and labor in a right-to-work state, is located in an Opportunity Zone, plus has excess land to be developed, we had a lot of interest from buyers across North America. Industrial assets in Indiana have great potential from a national audience of buyers, you just need the right team to be able to broadcast all the benefits to find the best buyer.”
